Built for property managers.

Multi-unit sliding door and window hardware work across Duval, St. Johns, Flagler and north Volusia counties — documented, scheduled around your access, and invoiced the way your accounting needs it.

We work with condo associations, HOAs, property management companies and short-term rental operators. Documentation is ready before we start, per-unit pricing drops with volume, and every work order comes back photographed with parts and labor itemized.

What we bring before the first visit

  • Certificate of insurance naming the association or management company
  • W-9 on file
  • License documentation for your vendor approval process
  • A single point of contact rather than a dispatch queue

How multi-unit work runs

  1. You send the unit list and the reported issues. A rough count is enough to start.
  2. We walk a sample of units and quote per unit, with a rate that drops past five.
  3. Access is coordinated with your manager or front desk — we work around resident notice requirements, not against them.
  4. Each unit gets a photographed work order listing parts and labor separately.
  5. You receive one consolidated invoice, not one per door.

Why associations end up calling us

In a building where every unit has the same sliding door, installed the same year, facing the same weather, the doors fail on roughly the same schedule. Managers usually notice when the third or fourth resident complaint of the season lands.

Handled unit by unit, that's four separate service calls at retail rates. Handled as a block, it's one mobilization, one set of parts ordered together, and a rate that reflects the volume. It also means the fifth and sixth doors — the ones nobody has complained about yet — get caught while they're still a roller job instead of a track job.

Pre-season and pre-renewal inspection

We'll walk a property and report on door and window hardware condition unit by unit, with photographs. Associations use it two ways: to budget maintenance before the season, and as documentation ahead of an insurance renewal or inspection.

For a multi-unit quote, call (904) 555-0100 or email [email protected] with the property name and approximate unit count.
